NEC4 and JCT contract software, compared
What eight tools UK specialist subcontractors use say they do with the deadlines that cost money: NEC4 compensation events, JCT notices and the Construction Act’s payment dates. Each row about another product is taken from its vendor’s own public pages, linked and dated.
Why the deadlines are the test
Recording which contract a job is on is the easy part. What costs a subcontractor money is a deadline nobody worked out. On the NEC4 subcontract, a compensation event the Contractor has not notified must be notified within seven weeks of becoming aware of it under clause 61.3, or the entitlement is lost unless it was the Contractor’s own event to notify under 61.1; on the main contract the period is eight weeks, and Z clauses often shorten either. Under the Construction Act, a pay less notice served a day late is void, and the notified sum is payable in full.

- VariationFlow works the NEC4 subcontract’s compensation event clocks: notification under 61.3, the quotation and reply periods under 62.3, and deemed acceptance under 62.6. For the other products compared here, each row shows what their vendor’s public pages say, read on the date shown; where compensation events are not named there, we say so rather than guess.
- Which software helps with pay less notice deadlines?
- Several mention them. Payapps’ pages describe reminders for payment notice and pay less notice deadlines; Archdesk’s describe payment and pay less notices from the side of the party paying a subcontractor; TrakPro’s directory listing says it generates pay less notices; VariationFlow works out the due date, payment notice, pay less notice and final date. Check which side a tool serves: a subcontractor needs the deadlines the payer must meet.
- What should a subcontract QS look for in NEC4 and JCT software?
- Whether it works the form’s own deadlines rather than only recording the contract type. Check that it uses the NEC4 subcontract’s periods rather than the main contract’s (seven weeks to notify a compensation event under 61.3, not eight), that a Z clause shortening them can be recorded, and that Construction Act dates are counted under section 116, where weekends count and Christmas Day, Good Friday and bank holidays do not.
